Entrata, Inc. (hereinafter “Entrata”) advises you (the “User”) to read these Terms and Conditions in their entirety before enrolling or logging into the ResidentPortal™. By using ResidentPortal, User agrees to be bound by these Terms and Conditions in their entirety without modification. The User is bound by the version of this agreement in effect on the date of the visit or transaction in question. The terms of this agreement may change from time to time and it is the User’s responsibility to review them when conducting business herein.
By clicking “Submit” on any step of a transaction within this ResidentPortal, the User agrees to conduct such transaction by electronic means. The User understands that by clicking the box titled “I agree to the Terms & Conditions,” the User is agreeing to conduct an electronic transaction and agrees to use and receive communications through electronic means. The User agrees to enter the requested information electronically via use of the Internet, and to be notified regarding any transaction electronically through the email address the User has provided. The User understands that electronically signed documents have the same legal effect as hard copies with ink signatures. The User also agrees that s/he may refuse to conduct this and other electronic transactions in the future.
User also authorizes Entrata to send notices via electronic mail. User shall check ResidentPortal for notices and will be considered to have received a notice when it is posted on the ResidentPortal or when sent by Entrata via electronic mail, whether or not received by the User. The User shall keep his/her email address current and any notice sent by Entrata to an email address provided by the User shall be considered to be effective notice.
The information, content, materials, graphics, text, images, designs, trademarks, trade names and logos contained on this website are protected by trademark, copyright and other intellectual property laws under the laws of the United States and international treaties. Use of the ResidentPortal shall not be deemed as a transfer of rights in any such trademarks, copyrights or intellectual property. User may not remove any of the copyright notices, Entrata identifiers or other proprietary labels, or modify, reverse engineer, decompile or disassemble the binary components of this program. All rights under these laws not expressly granted are reserved by Entrata, its affiliates and its partners. Subject to applicable law, Entrata reserves the right to suspend or deny, in its sole discretion, User’s access to all or any portion of ResidentPortal with or without notice.
ALL INFORMATION AND CONTENT ON THIS WEBSITE IS PROVIDED “AS IS” AND ENTRATA MAKES NO WARRANTIES (EXPRESS, IMPLIED OR OTHERWISE) REGARDING ITS ACCURACY, CURRENCY, COMPLETENESS, MERCHANTABILITY, PERFORMANCE OR FITNESS FOR A PARTICULAR PURPOSE. ENTRATA MAKES NO WARRANTIES THAT THE PORTAL WILL OPERATE UNINTERRUPTED, ERROR-FREE, VIRUS-FREE, OR TIMELY. Entrata will take commercially reasonable security measures to safeguard User information according to strict standards of security and confidentiality, including, without limitation, addresses, phone numbers, email addresses, Social Security numbers, credit card numbers, and any other private information entered.
All information gathered herein is stored within a Entrata-controlled database accessible only to Entrata and its specifically authorized contractors and vendors. Access to databases containing User information is limited to employees who need it to perform their jobs -- and they follow strict rules when handling that information.
However, as effective as any security measure implemented by Entrata may be, no security system is impenetrable. Entrata cannot guarantee the complete security of our database, nor can Entrata guarantee that information User supplies will not be intercepted while being transmitted to Entrata over the Internet. If User does not want Entrata or the Property Management Company to know any particular information about the User, then the User should not include it in anything that the User submits or posts to this Site.
Entrata will permit only authorized employees or agents, who are trained in the proper handling of User information, to have access to that information. Unless otherwise noted, all PII is used solely for the normal business purpose of offering and rending the services. Entrata considers the PII it receives about the User to be confidential, and it is Entrata’s policy to use it only in providing services.
All instructions transmitted by or received from anyone presenting User’s password on the ResidentPortal are binding to the User. The User is solely responsible for all transactions that are validated through use of his/her password whether or not made with his/her knowledge or authority. If the User ever suspects that someone may have obtained access to his/her password who is not intended to have authority to act on his/her behalf, please contact Entrata using the contact information listed below immediately. In doing so, User authorizes Entrata to refuse to accept any further transactions initiated under that password on his/her behalf, and Entrata will use commercially reasonable efforts to block such transactions.
An IP address is an identifier for a computer or device on a Transmission Control Protocol/Internet Protocol (“TCP/IP”) network, such as the World Wide Web. In other words, an IP address is a number that is automatically assigned to a computer whenever someone is surfing the Web, allowing Web servers to locate and identify a computer. Computers require IP addresses in order for users to communicate on the internet. IP addresses are not linked to PII. Entrata uses IP addresses to analyze trends, administer the website, track user movement, and gather broad demographic information for aggregate use.

They help a website determine that a user has visited the website previously; as a result, the cookie helps the website save and remember any preferences that may have been set while the user was browsing the website. User hereby grants Entrata and Property Management Company a royalty-free, perpetual, irrevocable, world-wide license to use, copy, reproduce, create derivative works from, adapt, modify, publish, translate, sell, distribute, transfer, and publicly display the Submissions without any limitation and in any media or form. Without limiting the foregoing, Entrata will be entitled to unrestricted use of the Submissions for any purpose, commercial or otherwise, without compensation to the provider. Under no circumstances is Entrata responsible for any Submission to ResidentPortal or for the content or accuracy of such Submissions. The views and opinions expressed in any Submission is solely that of the original contributor.
User must not post within this website any Submission that, as reasonably determined by Entrata, is or appears to be any of the following: untrue or misleading, harmful, threatening, harassing, defamatory, obscene, invasive of another’s privacy or racially objectionable; infringing upon a third party’s intellectual property rights, including any patent trademark, trade secret, copyright, right of publicity, including any content that is the subject of any claims of infringement; of a type that User does not have a right to transmit under any law or under contractual or fiduciary relationships, such as proprietary and confidential information; unsolicited, undisclosed or unauthorized advertising; software viruses or any other computer code, files or programs designed to interrupt, destroy, or limit the functionality of any computer software or hardware or telecommunications equipment; data or information obtained through access that is not authorized by the owner or that the User is not authorized to post; or in violation of any applicable local, state, national or international law.
User also agrees to refrain from doing any of the following: use ResidentPortal in any way that is not in compliance with any applicable local, state, national or international law or contract; access or tamper with or use the service or areas of ResidentPortal that the User is not authorized to access; tamper with postings, registration information, profiles, submissions or content belonging to the site itself or any other users of the site; reverse engineer any software or any other aspect of the site or do anything that might discover source code or bypass or circumvent measures employed to prevent or limit access to any area, content or code of the site; or for any purpose that is harmful or unintended by Entrata.
User agrees to defend, indemnify and hold harmless Entrata, its officers, directors, employees, agents, licensors, and suppliers, from and against all claims, actions or demands, liabilities, and settlements, including, without limitation, reasonable legal and accounting fees arising in connection with use of any services contemplated under this agreement which cause damage to User or any other party. Entrata shall not be responsible or liable for unauthorized access of facilities or to User’s data or programs due to accident, illegal or fraudulent means or devices.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, NONE OF THE INDEMNIFIED PERSONS ARE LIABLE TO THE USER FOR INDIRECT, INCIDENTAL, PUNITIVE, EXEMPLARY, SPECIAL, STATUTORY OR CONSEQUENTIAL DAMAGES, LOST PROFITS, LOST REVENUE, LOSS OF DATA, LOSS OF PRIVACY, LOSS OF GOODWILL OR ANY OTHER LOSS. WITHOUT LIMITING THE FOREGOING, IN NO EVENT WILL THE AGGREGATE LIABILITY TO USER OF THE INDEMNIFIED PERSONS EXCEED, IN TOTAL, THE AMOUNTS PAID BY USER TO ENTRATA.
User agrees that any cause of action arising out of or relating to this agreement must commence within one (1) year after the cause of action arose; otherwise such cause of action is permanently barred. Jurisdiction of any legal proceeding arising hereby shall be Provo, Utah (Utah County), United States of America.
Whereas Entrata has provided the ability to translate this Agreement into languages other than English, this translation is provided for convenience only. User’s relationship with Entrata and the Property Management Company will be governed by the English language version of the agreement, and if there is any contradiction between the English language version and a translated version, the English language version shall take precedence.
Requests to change User’s PII may be submitted using the contact information below. Entrata may send email regarding its services. If User wishes to discontinue such communications, follow the directions contained in the email to remove a name from Entrata’s mailing list.
